Services FAQ

Questions about working with a broker.

Eight core services: home mortgages, first-time buyer programs, refinancing & equity takeout, mortgage pre-approval, debt consolidation, home equity lines of credit, commercial mortgages, and construction financing — covering everything from a first purchase to a multi-unit investment file.

No. On most residential files, I'm paid directly by the lender once your mortgage funds, so there's no cost to you for the advice, rate comparison or paperwork. Complex commercial or private-lender files are the exception, and any fee is disclosed upfront before you commit to anything.

Yes. Self-employed applicants can qualify through stated-income programs or two years of tax returns and business financials, and newcomers with limited Canadian credit history can qualify through dedicated newcomer programs — often with as little as 5–10% down.

A refinance replaces your existing mortgage with a new one — often at a new rate and term — to access equity in a lump sum. A home equity line of credit (HELOC) sits alongside your mortgage and lets you draw funds as you need them, paying interest only on what you use.

Yes. Alongside residential purchases and renewals, I arrange financing for single and multi-unit rentals, office, retail, mixed-use and construction projects, with access to private and alternative lenders for files that don't fit standard bank criteria.

Every file starts the same way — a free consultation about your goals, income and timeline, with no credit check required. From there I point you to the right service and lender, whether that’s a first purchase, a renewal, or a more complex commercial file.

A pre-approval usually turns around in 24–48 hours once your documents are submitted, and the rate it holds is typically good for 60–120 days — enough time to shop with a firm number in hand.
