Almost every call this fall opens with some version of the same question: fixed or variable? It's a reasonable thing to ask, and it's usually the wrong first question.
The right first question is how long you plan to hold the mortgage, and how much a rate move either way would actually change your monthly comfort — not your qualification, your comfort. That answer points to fixed or variable far more reliably than anything in the headlines.
I'm not going to pretend I know where rates land next year. What I can do is run both scenarios against your real numbers and let you make the call with your eyes open.
